For buyers

  • More inventory creates a broader comparison set. Focus on homes that match the property type, location, price range, and condition you are considering.
  • Falling pending-sales counts do not make diligence optional. Verify taxes, school assignment, permits, boundaries, flood exposure, and private systems before the applicable deadline.
  • Averages do not set an offer price. Recent comparable sales, current competition, condition, financing, and contract terms determine the comparison for a property.

For sellers

  • More competing listings make accurate pricing and presentation increasingly important. Compare the property with its closest credible competition, not the county median.
  • Longer marketing times for condominiums make document preparation especially important. Gather association financials, rules, insurance information, current fees, and known assessments before listing.
  • The sale-to-list figure is an average, not a pricing promise. Review concessions, condition, and failed or withdrawn competition alongside closed prices.

Limits of countywide data

The figures cover Washtenaw County and do not provide separate closed-sale totals for Ann Arbor and Dexter. Countywide results should not be read as forecasts for a city, neighborhood, subdivision, or individual home. Median sale price is also a different measure from current median listing price.
