How assistance can affect cash needed at closing
Down payment assistance can reduce the cash a buyer needs at closing. Depending on the program, it may take the form of a grant, forgivable or deferred obligation, or repayable subordinate loan. Review the current terms to understand repayment requirements and restrictions.
Each program has its own income limits, purchase-price limits, credit requirements, and approved lenders. Some also require homebuyer education. Compare the written terms with your loan type, timeline, and cash-to-close needs.
Michigan programs
The Michigan State Housing Development Authority, or MSHDA, publishes current home-loan and down-payment-assistance options for qualifying buyers and directs applicants to participating lenders. Local or employer programs may also exist and can open, close, or change terms, so verify availability with the program administrator.
Most assistance programs must be layered carefully with the first mortgage. FHA, VA, USDA, and conventional loans each have their own rules about secondary financing. The lender is the one who determines whether a specific assistance program can be used with your loan. Confirm compatibility and required timing before relying on the assistance in a purchase offer.
Assistance does not reduce the ongoing cost of ownership. The buyer remains responsible for the mortgage, taxes, insurance, and any homeowner association fees. Local property-tax bills commonly use summer and winter cycles. A transfer can also affect taxable value in the following calendar year, and a qualifying owner must handle the principal residence exemption separately with the appropriate local assessor.
How to compare programs
- Is the assistance a grant, a forgivable loan, or a loan that must be repaid?
- What are the income and purchase-price limits for the county or city?
- Which lenders are approved to offer the program?
- Does the program require homebuyer education or a specific loan type?
- Does the program change appraisal, documentation, property, or closing-timeline requirements?
- What can the lender accurately confirm in a pre-approval or financing letter?
Coordinate financing and representation
Down payment assistance must be coordinated with the first mortgage and disclosed to the lender. Separately, understand the scope and compensation in any buyer broker agreement before an agent-guided tour.
